DALLAS SUBURB BUYERS ARE LOOKING AT BUILDERS HOMES BOTH NEW AND REDOS
Builders in this market have lots of obstacles to overcome. The most difficult challenge is to overcome financing. Most large scale builders have had to cut back inventory. As a result buyers usually can't find a home almost completed and then add a few changes in carpet, tile or paint to individualize their home from the neighbors.
In our own area we have several builders who will build to suit or they will make major renovations on an existing home. When I view Jerry Zimmerman's work, a local builder, I really enjoy seeing examples of the "bones of a home" saved along with the mature landscaping. Also the quality of "finish out" is very important to justify the costs. When you don't want to leave a neighborhood, the return on increased value should at least be in your mind.
I thought I would show you what can be done to buy and completely redo a house rather than just take down the house and turn it into a scraped lot. We have had several "scrapers" that have been leveled for a variety of reasons-some good & some disappointing. This allows you to have a look at some of the before and after pictures to broaden your concept of what can be accomplished by leaving a "dated" home in place.
When you look at a bare home that has been gutted out to the studs, it gives you an idea of what can be done to make it more compatible with you own tastes and with the way you use your home. These changes come with a price tag but in Canyon Creek in Richardson the ends seem to justify the effort for many of the homeowners.
